The Connecticut Real Estate Licensing Regulations require real estate brokers and sales people to execute a written agreement (Buyer/Tenant Agency Authorization Agreement) with a buyer or lessee before negotiating a purchase or lease on their behalf. These agreements come in two formats with the simplest being the
Open Buyer or Tenant Authorization Agreement available in a customizable PDF format on this Web site. The alternative agreement is an exclusive agreement which may require that a fee be paid by a buyer/tenant. This agreement is available upon request.
The purpose of the regulation that requires this written agreement (no matter the version) is to
protect the interests of consumers purchasing or leasing real estate in Connecticut and to confirm the broker/agent responsibilities to the buyer/tenant in the purchase or lease process and vice versa.
