Zoning and Building Codes Overview
In the building, renovation and/or development of Greenwich real estate, it is important to recognize there are numerous regulations that determine how real estate can be improved and developed. These regulations are monitored primarily by four basic town departments/agencies (unless unique circumstances are involved). They are the Greenwich Building Department, the Greenwich Planning and Zoning Department, the Greenwich Health Department and the Inland Wetlands and Watercourses Agency. These agencies regulate different aspects of building, renovating and developing real estate. The regulations differentiate between real estate categories, especially between residential and commercial property. The rules are fixed by mandate at the local, state and federal levels. For more information on the departments/agencies and the guidelines covering residential and commercial property, floor area ratio for residential property, the permit process and fees and a basic Greenwich zoning map, refer to the links below to get specific information or advice on where to get it.
Note: Before contemplating any renovation, building project or development of residential or commercial property and before making any important decisions or commitments, consult all applicable town departments/agencies and your attorney, architect and engineer.
